To give you a clearer picture of our overall focus, all you need to do is look to our name: 4 Elements. This name is meant to capture the meaning of an Integral approach; or the combination of “big-picture” thinking with “attention to detail.” Many times, one area is focused on to the exclusion of the other. We, however, strive to be conscientious of both. This is an abstract ideal, but put into practice, it means we are thinking and acting beyond the present moment; considering how what we do affects the future, the needs of others, AND the present conditions WITHOUT sacrificing the details of the tasks at hand.
Below are further explanations of our “4 E’s” or The Four Elements. In addition to the abstract ideas, we also want these items to stand for something specific:
1. Efficiency: Most companies can get the job done, but how do they arrive at “done?” How much productivity, and therefore money, did it cost to get it done? We are consistently refining and implementing processes to streamline workloads. We are of the mind to work smart AND hard. We find that efficiencies in the work place not only increase productivity, but account for consistency, reduced employee stress, and better customer service; all the while saving the customer’s time and the investor’s money.
2. E-Capability: Our fundamental tool for efficiency is technology. The more we embrace available advances, the more measures we can put in place to ease the day-to-day din and free more time for personable service, creative thinking, and attention to detail.
By offering residents technological tools for living, like Wi-Fi and web portals, we deliver desirable amenities that not only simplify resident life, but give management tools to better serve.
As a company, web technology gives us national reach at minimal expense; allowing us contact with markets that would otherwise be impossible to service. Our web-based software affords us complete mobility, consistency, and security.
3. Ecological: Apartment communities can have significant impact on local environments and as an industry, on global climate and ecology. We are committed to utilizing as many “green” methods as feasible.
At the property level, we use green maintenance and construction products whenever their cost benefit allows. Typical steps are using compact fluorescents when replacing interior and exterior lighting, using green, recycled, or low/no VOC paint, purchasing energy star compliant appliances when replacement is necessary, and implementing resident recycling programs.
On a company level, a priority is to move closer to paperless offices by using computer, web, and scanning technology. We also promote the use of vendors and suppliers that use green technology and products.
4. Encompassing: In this industry, it’s common for property managers to understand the fundamentals of property performance, but it’s less common to have an encompassing view of investment analysis, capital projects, financing, exchange strategies, tax implications, cost segregation, public housing programs, fair housing, and reasonable accommodations. How these issues intertwine and affect owner goals is an integral knowledge base for multifamily success. As our owner has years of experience in all these fields, he brings unique understanding to the expressed needs of the investor as well as offering this distinct training and knowledge to his staff.
